He has been married to his wife, Rachel, for 13 years, and they share a beautiful 10-year-old daughter, Ava, who goes to Coronado Beach Elementary. Matt embarked in his career in real estate shortly after selling his second successful business. Buyers Side:

2209 Turnbull Bay Rd. – closed at $1,625,000

After our first introduction I intently listened to my client’s needs. I scheduled 5 showings for Day 1, the first house meeting all criteria, hoping the clients would compare all the rest. By the end of the first day, the clients wanted to see House 1 the next day. Within 36 hours of meeting, and the 1st showing, we made an offer on House 1. Within 25 days, I was able to negotiate $250,000 off the asking price, as well as have the seller agree to split the cost of a new roof 50/50.

Sellers Side:

7429 Bella Foresta Pl. – listed at $1,795,000

These clients had previously committed to the brokerage firm for which they originally purchased the home. After one meeting, the clients realized all the prep work I had done and the due diligence I had put into an “informal” presentation. The husband, an 85-year-old gentleman from London, said to me, verbatim, “Matt, after meeting you, I know that no one else will work harder for us than you will. We would love for you to have our listing.” I immediately hired a Staging Consultant, who came out and offered advice on how to get the property to look its best, then, after those modifications were complete, I hired a professional photographer that was 3x more expensive than a normal home photographer. Within 45 minutes of going live with the listing, on a Thursday evening, I was already scheduling private showings.

Off-Market Land:

I was able to acquire a 0.99 acre off-market waterfront property on Turnbull Bay. I reached out to the current owners about the potential interest in their property. Having previously done my research, I was prepared to present what I believed the value of the property to be. Not only did they agree to allow me to bring the property to local luxury custom home builders, but they also asked me to find them another home in Volusia County. The siblings are not old, but the brother, whom the house is deeded to, is blind. After spending some time with them, Robert (the brother) said, “Matt, I trust you; you’re going to be my eyes. If you say it’s right for me, I trust you.” It was one of the most humbling moments of my life.
